Estrella Crossing is a newer community in southern Laveen, the City of Phoenix urban village west of South Mountain, with homes around 55th to 59th avenues near the Loop 202 South Mountain Freeway. Ashton Woods and Starlight Homes have built here in recent years, in separate collections with their own plans and price points, and builders may still be selling homes nearby.
That shapes every resale. A buyer can often choose between your home and a brand-new one, so I price against recent resales of the same builder and plan, and against what the builders are offering right now.
Builder and collection. Ashton Woods and Starlight Homes plans differ in size and finish, so the closest comparisons are the same builder and plan.
Finished extras. Landscaping, window coverings, a patio cover, a pool or upgraded flooring added after closing are real advantages over a new build.
Lot and view. Homes with mountain views or larger lots stand out.
Builder warranty. Recently built homes usually have warranty coverage left, and I confirm what transfers.
The community has association-maintained parks, open space and paths, and South Mountain Park and Preserve and Estrella Mountain Regional Park are each a drive away. In a listing, I spell out what the association maintains and confirm any planned amenities before describing them.
Estrella Crossing is generally served by the Laveen Elementary and Phoenix Union High School districts; buyers confirm the specific schools by address. The Loop 202 South Mountain Freeway is right next to the community, so most trips start there, and Baseline Road shopping is a short drive north.
Selling where builders are still active means knowing their current base prices, quick move-in homes and incentives as well as your home’s strengths. I compare against both, document your upgrades, confirm the warranty that transfers, and request the HOA documents early. When builders offer rate buydowns, a seller credit toward the buyer’s rate can do more than a price cut, and I’ll show you both options.

Community parks and open space handle everyday walks, and Estrella Mountain Regional Park and South Mountain are each a drive away. Photos show the yard and the views toward both mountain ranges.
As Estrella Crossing fills in, the association’s resident events are growing, and Laveen’s village events are close by. Winter and spring are the strongest months to list.
Phoenix summers are hot and winters mild, with monsoon storms in late summer. In a newer home, buyers and inspectors still check the AC, water heater and drainage, and I confirm what the builder warranty covers before the inspection period. Servicing the AC before listing is one of the simplest steps you can take.
Estrella Crossing is under City of Phoenix zoning, and its homeowners association enforces CC&Rs and architectural review for exterior changes, landscaping and paint. Arizona requires sellers in a planned community to provide association documents to the buyer, and I request them early so they don’t hold up escrow.
Freeway access draws buyers working downtown, at Sky Harbor, in Tempe and in the West Valley, along with people who work from home.
Your property tax is listed by parcel on the Maricopa County Treasurer’s website. HOA dues and any transfer or capital fees come from the association’s disclosure. On newer homes, the property tax can change in the first years as the county updates its valuation. When we estimate your net, I walk through the usual Arizona seller costs, including the owner’s title policy that sellers customarily pay.
Estrella Crossing is in the City of Phoenix, which provides water, trash, streets and parks, with police and fire service from the city. Remodels, pools and additions go through the City of Phoenix permit process, and buyers often ask whether past work was permitted. Gathering those permits before we list saves time during escrow.
