Arcadia Homes for Sale: What Drives Value Here

Arcadia sits at the foot of Camelback Mountain, east of 44th Street between Camelback Road and the Arizona Canal, mostly in the 85018 zip code. Before it was a neighborhood it was citrus groves, and that history still shows: big lots, old orange and grapefruit trees, and many properties that still take flood irrigation.

When I price an Arcadia home, the lot often matters as much as the house. Buyers here fall into a few groups, and each one looks at your property differently:

  • Move-up buyers want an updated home, a usable yard and a short drive to schools, the Biltmore area and Old Town Scottsdale.
  • Buyers who plan to remodel look for an original ranch home on a good lot and budget for a full renovation.
  • Builders and buyers planning a custom home are paying for the land: lot size and shape, irrigation, mountain views and what the zoning allows.

Because of that, choosing comparable sales takes care. An untouched 1950s ranch, a fully remodeled home and a new custom build on the same street can sell for very different prices. I separate those in a written comparative market analysis so you can see exactly where your home fits.

Arcadia’s Housing Mix

Most Arcadia homes are single-story ranches built from the 1940s through the 1960s, many of them expanded or remodeled since. Over the past couple of decades, a lot of older homes have been replaced with new custom homes, which has raised the ceiling on prices and changed what buyers compare. There is also a smaller supply of townhomes and condos, mostly toward the western edge near the Biltmore area.

People often talk about Arcadia in parts: the original area north of the canal with the biggest lots and most mature trees, “Arcadia Lite” to the west with smaller lots and more restaurants close by, and the quieter streets farther south. Where your home falls affects which sales I compare it with. Named enclaves such as Royal Palms Estates and Arcadia Estates have their own sales history too.

Living Near Camelback Mountain

Camelback Mountain is Arcadia’s backyard. Its two summit trails, Echo Canyon and Cholla, are among the most popular and most demanding hikes in the Valley, so locals go early, especially in the warmer months. Homes with a clear view of the mountain, or an easy walk to a trailhead, usually draw extra interest, and I make sure the listing photos show it.

The Arizona Canal path runs along the neighborhood’s southern edge and is popular for walking, running and biking. Arcadia also has neighborhood parks, including Kachina Park and Arcadia Park, with playgrounds, fields and picnic areas.

For golf, Camelback Golf Club and the private Arizona Country Club are close by, and The Phoenician resort’s course sits just across Camelback Road. For buyers who play, that is one more reason to choose Arcadia.

Being able to walk or bike to dinner is a real selling point for homes on the western side of the neighborhood.

Selling Your Arcadia Home

Arcadia’s location, lots and mountain views are hard to find anywhere else in Phoenix, and buyers know it. That works in a seller’s favor, but only when the home is priced against the right comparables and presented so buyers see what they’re paying for: the lot, the trees, the view and the street.

I write every listing around the details Arcadia buyers search for, from “Arcadia Proper” and “mountain view” to lot size and irrigation. I also set up a dedicated property website and a Zillow 3D Home tour so out-of-state buyers can walk through the home before they fly in.

Weather and Climate in Arcadia

Like the rest of Phoenix, Arcadia has hot summers, a July–September monsoon season and mild winters that make October through April prime outdoor season. The neighborhood’s mature trees and irrigated yards make its streets feel greener than many newer parts of the Valley. Winter is also when many out-of-state buyers visit, which is worth keeping in mind when we plan your listing date.

HOA Regulations and Zoning in Arcadia

Most of Arcadia has no mandatory HOA. Homes are generally zoned single-family residential under the City of Phoenix or the City of Scottsdale, depending on location, and some blocks have deed restrictions. That flexibility is one reason builders and remodelers like Arcadia. If you’re selling, buyers will want to know about permits for past additions and remodels and any deed restrictions, so I help you gather that information early. For zoning questions, the Phoenix Planning and Development Department or the City of Scottsdale’s planning office is the right contact.

Large healthcare systems and the growing semiconductor industry in north Phoenix add to the steady flow of relocating professionals looking at the neighborhood.

Financial Considerations For Arcadia Homeowners

For a specific home’s property tax, look up the parcel on the Maricopa County Treasurer’s website. Most Arcadia homes have no HOA dues. Irrigated yards and mature citrus need regular care and water, and buyers notice when landscaping has been kept up. Summer cooling is the biggest utility cost. When you sell, I’ll give you an estimate of your net proceeds after commission, title and escrow costs.
