Ancala sits in east Scottsdale’s 85259 zip code, east of Loop 101 along Via Linda, with the private Ancala Country Club at its center and the McDowell Mountains rising behind it. It isn’t one uniform subdivision. It’s a group of neighborhoods built around the golf course, so homes here differ in age, size, builder, lot and whether the street is behind a gate.
That variety is the first thing I sort out when I price an Ancala home. A buyer looking at your listing will compare it with other Ancala homes for sale and with neighborhoods next door, like Scottsdale Ranch, Stonegate and Sweetwater Ranch. The comparable sales I use need to match your section of the community, not just the Ancala name.
Golf course and view lots. Homes on the fairways, or with clear views of the McDowells, usually sit at the top of the range. Being on the course also brings questions buyers will ask about stray golf balls, privacy and how the yard faces the course.
Gate and section. Some streets are gated and some aren’t, and each section has its own feel and price range. I compare your home with sales from the same section first.
Updates. Many Ancala homes date from the 1990s, so kitchens, baths, flooring, windows, roofs and air conditioners range from original to fully redone. Buyers price the age of those systems into their offers.
Lot and backyard. A pool, a covered patio, the lot size and what sits behind the back wall (a wash, the course, open desert or another house) all show up in what buyers will pay.
Ancala Country Club is private. Club membership is separate from owning a home here, and the club sets its own fees and terms, so I confirm the current details with the club before we list rather than promising anything to buyers. Even for buyers who don’t plan to join, the course shapes the neighborhood’s open space and views.
The McDowell Sonoran Preserve is close by, with trailheads on Scottsdale’s east side, including the Sunrise Trailhead at the east end of Via Linda. For many buyers who tour a home here, the preserve is part of the draw, so the listing should explain how close it is.
Everyday errands are handled along Shea Boulevard and Via Linda, with grocery stores, restaurants and services a short drive away. For bigger shopping trips, Scottsdale Quarter, Kierland Commons, Scottsdale Fashion Square and Old Town Scottsdale are all reachable by Loop 101 or surface streets.
Loop 101 is the main route to the rest of the Valley, and Shea Boulevard runs east to Fountain Hills and west toward Paradise Valley and Phoenix. Mayo Clinic’s Scottsdale campus is on Shea Boulevard east of Ancala, and the Scottsdale Airpark employment area is a short drive northwest. Buyers who work at either one often start their search on this side of Scottsdale.
When I list an Ancala home, I start with the details buyers ask about here: the section and whether it’s gated, golf or view orientation, the age of the roof and air conditioning, and any updates since the home was built. I request the HOA documents early and confirm club details so buyers get straight answers.
Then I market the home with a Zillow 3D Home tour, live virtual showings, a dedicated property website and, when it fits, a Coming Soon period to build interest before the first showing. My background is in SEO and web marketing, so I pay close attention to how your listing shows up online.

The live market report on this page shows current Ancala listings, prices and days on market from ARMLS data. When I prepare a price for your home, I go further than that report: I pull recent closed sales from your section of Ancala and the nearest neighborhoods, then adjust for lot, view, size and condition.
Ancala’s main amenity is the private country club, with golf, a clubhouse and other facilities for members. Club access depends on membership, which is separate from the home. Beyond the club, owners have Scottsdale city parks nearby, including Cholla Park on Via Linda, and the McDowell Sonoran Preserve trails to the east. In a listing, I spell out what comes with the home and what needs a separate membership, so buyers know the difference before they write an offer.
Grocery stores, coffee shops, restaurants and everyday services line Shea Boulevard and Via Linda near Ancala. Scottsdale Quarter, Kierland Commons and Scottsdale Fashion Square are a longer drive for bigger shopping and dining. WestWorld of Scottsdale, home to Barrett-Jackson each January and the Scottsdale Arabian Horse Show each February, is a short drive northwest. Buyers relocating to the area often ask how far they’ll drive for everyday errands, so I note the closest options in the listing.
Most trips from Ancala start on Via Linda or Shea Boulevard. Loop 101 connects to SR-51 toward central Phoenix and to Loop 202 toward Sky Harbor Airport and the East Valley. Shea Boulevard also leads east to Fountain Hills. Scottsdale Airport, in the Airpark, handles private and charter flights. Commute time is one of the first things relocating buyers ask about, so I give them realistic routes rather than best-case numbers.
Mayo Clinic’s Scottsdale campus is on Shea Boulevard just east of Ancala, and HonorHealth Scottsdale Shea Medical Center is farther west on Shea. HonorHealth Scottsdale Thompson Peak Medical Center serves north Scottsdale. Urgent care and medical offices are spread along the Shea corridor. Being near Mayo matters to some of the buyers I see on this side of Scottsdale, including people who relocate for work there, so it belongs in the listing.
The McDowell Sonoran Preserve’s southern trailheads, including Sunrise at the east end of Via Linda, put hiking and mountain biking close to Ancala. Nearby Scottsdale parks add courts and open space, and the club offers golf for members. For a listing, I focus on what a buyer can actually see and reach from the home: views toward the McDowells, a route to the trails, a backyard set up for year-round use.
Ancala’s social life centers on the country club for members and on Scottsdale’s larger calendar for everyone else: Barrett-Jackson and the Arabian Horse Show at WestWorld, the WM Phoenix Open at TPC Scottsdale, and events in Old Town. Winter and spring bring a lot of visitors to Scottsdale, and some of them are shopping for a home. I keep that in mind when we choose a list date.
Ancala has the same desert climate as the rest of Scottsdale: hot summers, mild winters and a summer monsoon season. For sellers, the climate shows up in condition questions. Buyers and inspectors look closely at air conditioning age, roof condition, pool equipment and drainage around the home after monsoon storms. Servicing the AC and pool before listing is one of the most useful steps I suggest here.
Ancala has a homeowners association, and some sections have their own sub-association with separate rules and dues. Exterior changes, paint colors and landscaping generally need approval. In Arizona, a seller in a planned community has to provide certain association documents to the buyer, so I request them as soon as we sign the listing agreement. If you’ve made exterior changes, it helps to have the approval letters ready. Lots along desert washes may have flood zone or drainage notes, which a buyer can check on FEMA’s flood maps.
Ancala’s location helps it draw buyers who work nearby: Mayo Clinic’s Scottsdale campus, the Scottsdale Airpark and the offices along the Loop 101 and Shea corridors. Remote workers look here too, so a well-set-up home office or casita is worth showing off in the photos and description. When I market an Ancala home, I write the listing for the buyers most likely to be shopping in this part of Scottsdale.
Before listing, it’s worth knowing your numbers. The Maricopa County Treasurer’s website shows your property tax by parcel, and buyers will see that figure. HOA dues and any transfer fees come from the association’s disclosure. A club membership, if you have one, is a separate matter to work out with the club. When we talk about your net proceeds, I walk through the usual Arizona seller costs, including the owner’s title policy that sellers customarily pay.
Ancala is in the City of Scottsdale, which provides water, trash and recycling, streets and parks. Scottsdale Police and Scottsdale Fire serve the area. Remodels and additions go through Scottsdale’s permit process, and buyers often ask whether past work was permitted. If you’ve added a room, a pool or a casita, having the permits handy makes the inspection period smoother.
