Estrella Village Homes for Sale: What Sellers Should Know

Estrella Village is the City of Phoenix urban village in southwest Phoenix, between the I-10 and Buckeye Road area on the north and the Salt River on the south, west of the I-17 and 19th Avenue area. It isn’t Estrella Mountain Ranch in Goodyear, which shares the name. The village mixes older neighborhoods, newer subdivisions built mostly from the 2000s on, and a large employment area of warehouses and distribution centers along I-10.

Because the village has such different neighborhoods, I price your home against recent sales in your own subdivision and of a similar age and size. An older home on a larger lot and a newer subdivision home compete for different buyers.

What Drives Value in Estrella Village

Age and subdivision. Newer subdivisions with parks and HOAs sit higher in the range; older areas often have larger lots and no HOA.

Condition. Updated roofs, AC systems, flooring and kitchens make a clear difference, especially for buyers using FHA or VA loans.

Location. Distance to I-10, the Loop 202 South Mountain Freeway and the nearby job centers matters to many buyers here.

Pricing a Home in Estrella Village

The market report on this page shows current Estrella Village listings from ARMLS. I weigh the most recent sales in your subdivision most heavily and adjust for lot, pool, condition and updates. Many buyers here use FHA, VA or down payment assistance programs, so I also look at what repairs a lender’s appraisal might require and talk through which ones to do before listing.

Newer subdivisions in and near the village compete with builder sales, so for a recently built home I check current builder pricing and incentives too.

Freeway Access and Commutes

I-10 runs along the north side of the village and I-17 along the east, and the Loop 202 South Mountain Freeway connects the area to the southwest Valley and Ahwatukee. Downtown Phoenix, Sky Harbor and the West Valley job centers are reachable by freeway. I give buyers realistic drive times from your address in the listing.

Shopping, Dining and Everyday Errands

Shopping centers along 75th Avenue, Lower Buckeye Road and Buckeye Road cover groceries and daily needs, with more retail west in Avondale and Tolleson. In a listing, I mention the closest options, because short trips matter to buyers in a growing area.

My marketing includes a Zillow 3D Home tour, a dedicated property website, live virtual showings and, when it helps, a Coming Soon period before the first showing.

Common Questions About Selling in Estrella Village

Is the Estrella urban village in Phoenix the same as Estrella Mountain Ranch in Goodyear?

No. Estrella Village is a City of Phoenix urban village in southwest Phoenix, between the I-10 area and the Salt River. Estrella Mountain Ranch is a master-planned community in Goodyear. When I market a home here, I make the location clear so buyers don’t confuse the two.

Price depends mostly on the subdivision, the age of the home, the lot and its condition. I build your price from recent sales in your subdivision and of a similar size, adjusted for pool, updates and lot, and I keep in mind what a lender’s appraisal will look for.

School assignment depends on the specific address, with several elementary districts serving parts of the village and a union high school district for grades 9 through 12. Buyers should confirm the schools for a specific address with each district, and I point them to the district school locators.

No. Alamar is a master-planned community in Avondale, outside Phoenix city limits. Buyers shopping new construction often compare it with homes in Estrella Village, so for a newer home I keep those builder communities in mind when pricing.

Transit plans in Phoenix change over time, so I don’t count on future light rail when pricing a home. For the current plans, Valley Metro and the City of Phoenix publish their route studies, and buyers who care about transit can check them directly.

I-10 runs along the north side of the village, so downtown Phoenix and Sky Harbor are a short freeway drive from most addresses outside rush hour. The Loop 202 South Mountain Freeway adds a route south and east. I include realistic drive times from your address in the listing.
