Verdin is a new Taylor Morrison master-planned community in far north Phoenix’s 85085 zip code, south of Sonoran Desert Drive and surrounded by the Phoenix Sonoran Preserve. The City of Phoenix approved it as a planned development of up to about 1,250 homes, and Taylor Morrison is selling several collections there now, from smaller single-family homes to larger single-level homes.
That shapes every resale. A Verdin buyer can also buy new from Taylor Morrison down the street, so your listing has to show why your home is the better choice: it’s finished, landscaped, upgraded and ready to move into.
Collection and plan. I compare your home with recent sales and current builder pricing for the same collection and plan.
Lot. Lots with preserve or mountain views and larger lots stand out.
Finished versus new. Window coverings, landscaping, a pool and upgrades already in place save a buyer time and money compared with a new build.
Builder warranty. Recently built homes usually have warranty coverage left, and I confirm what transfers.
Verdin is designed around the surrounding desert, with natural open space through the community and the Phoenix Sonoran Preserve on its edges for hiking and mountain biking. Taylor Morrison is building community amenities, including pools and a fitness center, for residents. I confirm what’s open and what’s planned before describing it in a listing.
Verdin is in the Deer Valley Unified School District. Buyers should confirm the schools for a specific address with the district.
Shopping is a drive away along Cave Creek Road and at Desert Ridge Marketplace and the Norterra area. Sonoran Desert Drive connects west to I-17 and east to Cave Creek Road, and Loop 101 is to the south.
Selling in a community where the builder is still selling means knowing the builder’s current prices, incentives and quick move-in homes as well as your own home’s strengths. I price against both, document your upgrades and additions, confirm the builder warranty that transfers, and request the HOA documents early.
My marketing includes a Zillow 3D Home tour, a dedicated property website, live virtual showings and, when it helps, a Coming Soon period before the first showing.

The market report on this page shows current Verdin listings from ARMLS. With few resales so far and new homes still being sold, I build your price from recent resales, closed builder sales and current builder pricing for similar plans.
Verdin is served by the Deer Valley Unified School District. I point buyers to the district’s school locator to confirm assignments for a specific address.
The master association will maintain the community amenities, open space and common areas as they’re completed. Buyers weigh these against the HOA dues, so I list what’s in place and what the association covers.
Grocery stores and restaurants are along Cave Creek Road and in the Desert Ridge and Norterra areas, each a drive away. I note realistic drive times to the nearest options in the listing.
Sonoran Desert Drive leads west to I-17 and east to Cave Creek Road, and Loop 101 is to the south. Verdin is farther out than older north Phoenix communities, so I give buyers honest drive times to downtown and the employment corridors.
Verdin is within the City of Phoenix.
Service boundaries can change at community edges, so confirm the agencies for a specific address with the City of Phoenix. For police reports and statistics, contact the police department directly.
HonorHealth Sonoran Crossing Medical Center near I-17 and Mayo Clinic Hospital in Desert Ridge are the closest major hospitals, and urgent care clinics are along Cave Creek Road and I-17.
The Phoenix Sonoran Preserve surrounds much of Verdin, with trails close to home, and the community’s own open space adds more. For listing photos, I show the view, the backyard and the desert around it.
As Verdin grows, the community amenities will host resident events. Winter and spring bring the most visitors to Phoenix, and I factor that into when we list.
Phoenix summers are hot and winters mild, with monsoon storms in late summer. In a new home, buyers and inspectors still check the AC, water heater and drainage, and I confirm what the builder warranty covers before the inspection period. Servicing the AC before listing is one of the simplest steps you can take.
Verdin is under City of Phoenix zoning as a planned unit development with its own design standards, and its association enforces CC&Rs and architectural review. Arizona requires sellers in a planned community to provide association documents to the buyer, and I request them early. Any additions since closing should have HOA approval and City of Phoenix permits.
The I-17 employment corridor, the manufacturing development in north Phoenix and the Desert Ridge area draw buyers to Verdin, along with people who work from home and want the desert setting.
Your property tax is listed by parcel on the Maricopa County Treasurer’s website. HOA dues and any transfer or capital fees come from the association’s disclosure. On newer homes, property tax can change after the first year as the county updates its valuation. When we estimate your net, I walk through the usual Arizona seller costs, including the owner’s title policy that sellers customarily pay.
Verdin is in the City of Phoenix, which provides water, trash, streets and parks, with police and fire service from the city. Remodels, pools and additions go through the City of Phoenix permit process, and buyers often ask whether past work was permitted. Gathering those permits before we list saves time during escrow.
