Ahwatukee Foothills is a City of Phoenix urban village on the south side of South Mountain, bordered by South Mountain Park and Preserve, I-10 and the Gila River Indian Community. It covers the 85044, 85045 and 85048 zip codes, and most of it was built from the late 1970s through the 2000s as a series of master-planned communities, including Mountain Park Ranch, Lakewood, The Foothills and Club West, plus the original Ahwatukee neighborhoods near the country club.
Because the village is a collection of communities, I price your home against recent sales in the same community, then by builder and plan, then by lot and condition. Buyers often tour several Ahwatukee communities in one weekend, so the listing has to show clearly what yours offers.
Community. Each master plan has its own amenities and dues: lakes in Lakewood, recreation centers in Mountain Park Ranch, golf in The Foothills and Club West.
Lot and view. Homes backing to the preserve, a golf course or a lake, and homes with mountain views, sell at the top of each range.
Age and updates. Many homes are from the 1980s and 1990s, so roofs, AC systems, windows and kitchens make a real difference in price.
Access. The Loop 202 South Mountain Freeway along Pecos Road added a second freeway route, which buyers now factor in.
South Mountain Park and Preserve borders the village to the north, with trailheads along its south side for hiking and mountain biking. Golf courses include the Foothills Golf Club, Ahwatukee Country Club and Club West Golf Club, and many communities have their own pools, parks and courts. In a listing, I spell out exactly which amenities come with your home and which are nearby.
Most of Ahwatukee Foothills is in the Kyrene School District for elementary and middle school and the Tempe Union High School District for high school. Buyers should confirm the schools for a specific address with each district.
The Ahwatukee Foothills Towne Center and the centers along Ray Road and Chandler Boulevard handle shopping and dining. I-10 runs along the east side and the Loop 202 South Mountain Freeway along the south, so Tempe, Chandler, downtown Phoenix and Sky Harbor are all reachable.
Ahwatukee buyers compare community to community, so I price against recent sales in yours, request the master and any sub-association documents early, and make sure the listing shows the amenities, the lot and any updates to the roof, AC, windows or kitchen.
My marketing includes a Zillow 3D Home tour, a dedicated property website, live virtual showings and, when it helps, a Coming Soon period before the first showing.

The market report on this page shows current Ahwatukee Foothills listings from ARMLS. With condos, townhomes and single-family homes across many communities, I build your price from recent sales in your community and of a similar plan.
Most of Ahwatukee Foothills is served by the Kyrene School District and the Tempe Union High School District. I point buyers to each district’s school locator to confirm assignments for a specific address.
Amenities depend on the community: lakes, recreation centers, pools, courts, parks and paths, plus three golf courses in the village. Buyers weigh these against the HOA dues, so I list what comes with your home.
The Ahwatukee Foothills Towne Center, with stores, restaurants and a movie theater, is the village’s main shopping area, and more shopping is along Ray Road, Chandler Boulevard and Elliot Road. I note the closest options in the listing.
I-10 runs along the village’s east side, and the Loop 202 South Mountain Freeway runs along Pecos Road on the south. Tempe, Chandler, downtown Phoenix and Sky Harbor are reachable by freeway, and I describe realistic commute times in the listing.
Ahwatukee Foothills is within the City of Phoenix.
Service boundaries can change at community edges, so confirm the agencies for a specific address with the City of Phoenix. For police reports and statistics, contact the police department directly.
Hospitals in Chandler and Tempe are the closest full-service options, and urgent care clinics and medical offices are along Chandler Boulevard, Ray Road and Elliot Road.
South Mountain Park and Preserve is the village’s backyard, with trailheads on its south side, and many communities have parks, paths and greenbelts. For listing photos, I show the backyard, any pool and the view toward the mountain.
Ahwatukee has a busy community calendar, with events at parks, community centers and the HOAs’ recreation areas through the year. Winter and spring bring the most visitors to Phoenix, and I factor that into when we list.
Phoenix summers are hot and winters mild, with monsoon storms in late summer. In homes from the 1980s and 1990s, buyers and inspectors look at the AC, roof underlayment, water heater, windows and pool equipment. Servicing the AC before listing is one of the simplest steps you can take.
Ahwatukee is under City of Phoenix zoning, and most neighborhoods belong to a master association, a sub-association or both, each with CC&Rs and architectural review. Arizona requires sellers in a planned community to provide association documents to the buyer, and I request every set that applies early.
The Chandler and Tempe employment centers, including the Price Road corridor and Arizona State University, are a short drive away, along with downtown Phoenix and Sky Harbor. That draws buyers who want a short commute, along with people who work from home.
Your property tax is listed by parcel on the Maricopa County Treasurer’s website. HOA dues vary by community and sub-association, and they come with any transfer fees from the associations’ disclosures. When we estimate your net, I walk through the usual Arizona seller costs, including the owner’s title policy that sellers customarily pay.
Ahwatukee Foothills is in the City of Phoenix, which provides water, trash, streets and parks, with police and fire service from the city. Remodels, pools and additions go through the City of Phoenix permit process, and buyers often ask whether past work was permitted. Gathering those permits before we list saves time during escrow.
