Laveen Farms is a group of single-family neighborhoods in western Laveen, the City of Phoenix urban village south of the Salt River. Its homes sit north of Baseline Road between roughly 67th and 75th avenues, next to Trailside Point and close to the city’s Trailside Point Park. Most homes were built from the mid-2000s on, by production builders in several parcels, on what was farmland not long ago.
Because the parcels differ in builder, plan and lot size, I price your home against recent sales in the same parcel and of a similar plan first, then adjust for the lot, pool and updates.
Parcel and plan. Plans and lot sizes vary from parcel to parcel, so the closest comparisons are on your own streets.
Lot. Larger lots, corner lots and homes near the park or open space draw more interest.
Single-level homes. Single-level plans are in steady demand, while larger two-story plans attract a different buyer.
Updates. Homes from the 2000s are often due for AC, water heater or roof underlayment work, and updated kitchens make a clear difference.
Trailside Point Park, a City of Phoenix park, is close by, and the neighborhoods have association-maintained greenbelts and paths. Estrella Mountain Regional Park is a drive west and South Mountain Park and Preserve a drive east. In a listing, I note how close your home is to the park.
Laveen Farms homes are generally in the Laveen Elementary and Phoenix Union High School districts, with assignments confirmed by address. Baseline Road is the main route east to shopping and to the Loop 202, and 67th and 75th avenues lead north toward Southern Avenue and I-10.
Buyers in western Laveen often compare Laveen Farms with Trailside Point, Laveen Meadows and newer subdivisions with builder incentives. I price against recent sales in your parcel, request the HOA documents early, and make sure the listing shows the lot, the park access and your updates.
My marketing includes a Zillow 3D Home tour, a dedicated property website, live virtual showings and, when it helps, a Coming Soon period before the first showing.

The market report on this page shows current Laveen Farms listings from ARMLS. With homes in several parcels built by different builders, I build your price from recent sales of similar plans in your part of the community, and from neighboring Trailside Point when the plans match.
Laveen Farms is generally served by the Laveen Elementary School District and the Phoenix Union High School District. I point buyers to each district’s school locator to confirm assignments for a specific address.
The associations maintain greenbelts, paths and common areas, and the city’s Trailside Point Park is nearby. Buyers weigh these against the dues, so I list exactly what comes with your home.
Laveen Farms is a short drive from the Baseline Road and Loop 202 shopping areas; the nearest grocery stores are east along Baseline.
From Laveen Farms, the Loop 202 interchange at Baseline Road is a short drive east, and the freeway connects north to I-10. I include drive times from your address.
Laveen Farms is within the City of Phoenix.
Service boundaries can change at community edges, so confirm the agencies for a specific address with the City of Phoenix. For police reports and statistics, contact the police department directly.
Arizona General Hospital – Laveen, near Baseline Road and 51st Avenue, is a short drive east, and urgent care clinics are along Baseline Road.
Trailside Point Park is the neighborhood’s go-to spot for walks and play, Estrella Mountain Regional Park is a drive west, and South Mountain is a drive east. Photos lead with the backyard and mountain views.
Events at Trailside Point Park and around Laveen give the area a neighborhood feel. I aim listings at the stronger winter and spring buyer season.
Phoenix summers are hot and winters mild, with monsoon storms in late summer. In homes from the 2000s, buyers and inspectors look at the AC, water heater, roof underlayment and pool equipment. Servicing the AC before listing is one of the simplest steps you can take.
Laveen Farms is under City of Phoenix zoning, and its homeowners association enforces CC&Rs and architectural review for exterior changes, landscaping and paint. Arizona requires sellers in a planned community to provide association documents to the buyer, and I request them early so they don’t hold up escrow.
West Valley employers along I-10, downtown Phoenix and Sky Harbor are all within commuting range, which draws buyers to western Laveen, along with people who work from home.
Your property tax is listed by parcel on the Maricopa County Treasurer’s website. HOA dues for your parcel and any transfer fees come from the association’s disclosure. When we estimate your net, I walk through the usual Arizona seller costs, including the owner’s title policy that sellers customarily pay.
Laveen Farms is in the City of Phoenix, which provides water, trash, streets and parks, with police and fire service from the city. Remodels, pools and additions go through the City of Phoenix permit process, and buyers often ask whether past work was permitted. Gathering those permits before we list saves time during escrow.
