Tramonto is a master-planned community in north Phoenix near I-17 and Carefree Highway, mostly in the 85086 zip code, with hillside streets east of the freeway and Italian-named streets throughout. Most homes were built in the early 2000s, in east and west parcels that range from townhomes and smaller single-family homes to larger homes on hillside lots, including a few gated sections.
Because parcels differ in builder, lot and setting, I price your Tramonto home against recent sales in the same parcel and of a similar plan first, then adjust for views and updates.

Plan. Single-level homes and larger two-story plans attract different buyers, and I compare like with like.

The Tramonto master association maintains two community pools and a spa, basketball, tennis and volleyball courts, parks and walking trails. The Phoenix Sonoran Preserve and other desert trails are close by, and golf is a short drive away at courses in Anthem, Cave Creek and north Phoenix. Buyers here compare parcel to parcel and with newer communities nearby, so the listing has to show what yours offers: the setting, the view, the plan and the updates. I price against recent sales that match, request the master and any sub-association documents early, and gather permits for pools and patio covers.

HonorHealth Sonoran Crossing Medical Center is a short drive south, and medical offices and urgent care clinics are along North Valley Parkway and in Anthem.
Desert trails start close to home, with the Phoenix Sonoran Preserve to the south and east, and the community’s own trails and parks add more. For listing photos, I show the view, the backyard and any pool.
The master association hosts community events through the year. Winter and spring bring the most visitors to Phoenix, and I factor that into when we list.
Phoenix summers are hot and winters mild, with monsoon storms in late summer. On hillside lots, buyers and inspectors look at drainage and retaining walls, along with the AC, water heater and roof. Servicing the AC before listing is one of the simplest steps you can take.
Tramonto is under City of Phoenix zoning, and its master association enforces CC&Rs and architectural review for exterior changes, landscaping and paint; some parcels add a sub-association. Arizona requires sellers in a planned community to provide association documents to the buyer, and I request every set that applies early.
The I-17 employment corridor, including Norterra and the manufacturing development nearby, draws buyers who want a short commute, along with people who work from home.
Your property tax is listed by parcel on the Maricopa County Treasurer’s website. Master and any sub-association dues and transfer fees come from the associations’ disclosures. When we estimate your net, I walk through the usual Arizona seller costs, including the owner’s title policy that sellers customarily pay.
Tramonto is in the City of Phoenix, which provides water, trash, streets and parks, with police and fire service from the city. Remodels, pools and additions go through the City of Phoenix permit process, and buyers often ask whether past work was permitted. Gathering those permits before we list saves time during escrow.
