McDowell Mountain Ranch is a 3,200-acre master-planned community in North Scottsdale, built out through the 1990s and early 2000s at the base of the McDowell Mountains. The community sits directly adjacent to the McDowell Sonoran Preserve, with roughly 4,000 homes across 26 neighborhoods. Its position east of Thompson Peak Parkway and just north of Frank Lloyd Wright Boulevard puts Loop 101 within a few minutes and Sky Harbor about 30 minutes out.

What distinguishes McDowell Mountain Ranch from other North Scottsdale master plans is how much desert was left in place. Architectural guidelines hold homes to earth-tone palettes and natural materials, natural washes were preserved as drainage and wildlife corridors, and more than 40 miles of internal trails tie the neighborhoods to the Preserve boundary rather than fencing them off from it.

26 Neighborhoods, 14 Builders

Fourteen builders developed the community’s 26 neighborhoods, including Toll Brothers, Richmond American Homes, and DR Horton. That range is the reason the housing stock isn’t uniform: luxury townhomes and condominiums, patio homes, detached single-family residences, and hillside custom homes on acre-plus lots all exist inside the same master plan.

Prices generally run from the mid-$400,000s to over $3 million, with price per square foot most commonly landing between $300 and $400. Several neighborhoods have gated or guard-gated entry. Homes here typically sell in 30 to 45 days, though that number moves with season and price band — I’d rather pull current comps for your specific street than have you plan around a site-wide average.

Architecture and Lot Position

Lot position drives value here more than in most Scottsdale communities. Hillside custom homes on the larger parcels take in views of the McDowell Mountains, Pinnacle Peak, and the Sonoran Desert. Valley floor properties trade that elevation for shorter walks to the community centers and trailheads.

100 Hills and Cimarron Hills each maintain their own community centers with pools, workout facilities, and tennis courts for residents of those neighborhoods, on top of the two main centers open to everyone.

McDowell Mountain Ranch Aquatic & Fitness Center

The City of Scottsdale operates the McDowell Mountain Ranch Aquatic & Fitness Center inside the community. The pool complex includes an 8-lane, 25-yard lap pool with two 1-meter and two 3-meter diving boards, a 600-foot lazy river, a tube water slide, and a zero-depth-entry play pool with a spray pad. There’s party island seating along the lazy river and veranda seating overlooking the pool deck.

The fitness side offers cardiovascular machines, free weights, machine weights, group exercise studios, and a schedule of aerobic and fitness classes.

Trails and the McDowell Sonoran Preserve

Over 40 miles of walking paths, hiking trails, and mountain biking trails run through the community and connect to the McDowell Sonoran Preserve — one of the largest urban preserves in the country, with permanent protection that also functions as a fixed boundary against future development on that side of the community.

Community Centers

Two main community centers are open to all residents, with pools and spas, tennis courts, basketball courts, pickleball and beach volleyball courts, and playgrounds. Horizon Park, a 24-acre City of Scottsdale facility nearby, adds playgrounds, volleyball, basketball, tennis, and a dog park.

Golf

McDowell Mountain Golf Club

McDowell Mountain Golf Club, designed by Randy Heckenkemper and renovated in 2011 under the original architect’s supervision, is a public course in the foothills of the McDowell Mountains with a walkable layout. The McDowell Mountain Learning Center handles instruction, and the Mesquite Grill serves Mediterranean and Chicago-Italian cuisine overlooking the course.

TPC Scottsdale, home of the Waste Management Phoenix Open, is a short drive away.
