Club West is a master-planned golf community at the west end of Ahwatukee, in the 85045 zip code along Chandler Boulevard and Desert Foothills Parkway, built mostly in the 1990s. UDC Homes and other builders built it in numbered parcels, from production homes to larger semi-custom and custom homes, including gated enclaves. Many lots back to the Club West golf course or to South Mountain Park and Preserve. The Foothills Club West association is the master association, and some parcels add a sub-association.
I price your home against recent sales in the same parcel and of a similar plan first, then adjust for the lot and updates.
Lot. Preserve lots with no rear neighbors, golf course lots and mountain views sell at the top of the range.
Parcel and gate. Gated enclaves and larger-lot parcels command more.
Plan. Single-level homes are in steady demand.
Updates. Homes from the 1990s are often due for roof underlayment, AC or window work, and updated kitchens and baths make a clear difference.
Club West Golf Club, a public course, winds through the community, and South Mountain Park and Preserve borders it on the north and west, with trailheads nearby. The master association maintains a clubhouse, tennis courts, playground areas and paths. The golf course has changed owners more than once, so buyers on course lots often ask about its future; I share what’s publicly known when we list.
Club West is in the Kyrene School District and the Tempe Union High School District. Buyers should confirm the schools for a specific address with each district.
Shopping and dining are along Chandler Boulevard and Ray Road and at the Ahwatukee Foothills Towne Center. The Loop 202 South Mountain Freeway along Pecos Road is close by, with I-10 farther east.
Club West buyers compare parcel to parcel and with The Foothills next door, so the listing has to show the lot, the view and the updates. I price against recent sales that match, request the master and any sub-association documents early, and gather permits for pools, patio covers and additions.

Urgent care clinics and medical offices are along Chandler Boulevard and Ray Road, and the closest full-service hospitals are in Chandler, Tempe and Laveen.
South Mountain Park and Preserve borders much of Club West, with trails close to many homes. For listing photos, I show the backyard, any pool and the view of the mountain or the course.
The association and the wider Ahwatukee community host events through the year. Winter and spring bring the most visitors to Phoenix, and I factor that into when we list.
Phoenix summers are hot and winters mild, with monsoon storms in late summer. In homes from the 1990s, buyers and inspectors look at the AC, roof underlayment, water heater, windows and pool equipment. Servicing the AC before listing is one of the simplest steps you can take.
Club West is under City of Phoenix zoning, with a master association and parcel sub-associations that enforce CC&Rs and architectural review. Arizona requires sellers in a planned community to provide association documents to the buyer, and I request every set that applies early.
The Chandler and Tempe employment centers, downtown Phoenix and the West Valley are reachable by freeway, which draws buyers who want a manageable commute, along with people who work from home.
Your property tax is listed by parcel on the Maricopa County Treasurer’s website. Master association dues, any sub-association dues and transfer fees come from the associations’ disclosures. Club West is in the City of Phoenix, which provides water, trash, streets and parks, with police and fire service from the city.
