Central City is the City of Phoenix urban village that contains downtown, stretching from roughly McDowell Road south toward the Salt River. It holds some of Phoenix’s oldest neighborhoods, including the Roosevelt, Garfield and F.Q. Story historic districts, along with downtown condo towers, mid-rise buildings, lofts and newer townhomes near Valley Metro Rail.
Selling here depends on what you own. A restored 1920s bungalow, an original-condition historic home, a high-rise condo and a new townhome each have their own buyers and their own paperwork, so I price and market them differently.
District and street. Location within a historic district, and the block itself, can move value a lot.
Restoration quality. In historic homes, buyers pay for careful, permitted work that respects the original character.
Building and HOA. For condos, the building’s amenities, reserves, dues and loan approvals shape the buyer pool.
Walkability. Distance to light rail, Roosevelt Row, downtown jobs and the arenas matters to many buyers here.
The market report on this page shows current Central City listings from ARMLS. Because historic homes, condos and townhomes trade so differently, I price yours only against sales of the same type, in the same district or building when possible, and adjust for condition, parking, outdoor space and views.
For historic homes, I separate restored homes from original-condition homes and price against the right group. For condos, I look at recent sales in your building first, then comparable buildings, and I factor in HOA dues and any special assessments, since buyers compare monthly costs as closely as price.
Homes in designated historic districts fall under the City of Phoenix historic preservation review for exterior changes, and parts of downtown follow the Walkable Urban Code. Buyers and their lenders will ask what work was done and whether it was approved and permitted. Before we list, I help you gather permits, historic preservation approvals and records of major work like rewiring, plumbing replacement, foundation repairs and roof work.
A pre-listing inspection is often worth it on an older home. It lets us fix or disclose issues on your terms instead of negotiating them under deadline during escrow.
Central City buyers are selective, and well-prepared listings stand out. Accurate pricing from the first day, strong photography and clear information about parking, HOA costs and permitted work make the difference. For condos, I confirm the building’s loan approval status early, because it decides which buyers can finance your unit.
My marketing includes a Zillow 3D Home tour, a dedicated property website, live virtual showings and, when it helps, a Coming Soon period before the first showing.

Central City is the City of Phoenix urban village that includes downtown, from roughly McDowell Road south toward the Salt River. It covers the downtown business district, the Capitol area, the Warehouse District and many of the city’s oldest residential neighborhoods.
Not exactly. Central City contains downtown Phoenix but is larger than the downtown core, taking in historic residential districts and other neighborhoods around it. When I market a home, I describe its specific neighborhood rather than just “downtown.”
Price depends mostly on property type and location: historic homes range from original condition to fully restored, and condos vary by building, floor, view and parking. I build your price from recent sales of the same type in your district or building, adjusted for condition and features.
A historic district overlay adds City of Phoenix preservation review for exterior changes, additions and demolition in a designated district. For sellers, it means buyers will ask whether past exterior work was approved. Having those approvals and permits ready makes escrow smoother.
Many Central City homes are walkable to Valley Metro Rail, restaurants, Roosevelt Row and downtown jobs, and Sky Harbor is a short drive. I include realistic walking and drive times from your address in the listing, because they matter to buyers here.
Many buyers use loans that require the condo building to meet lender or agency guidelines, such as FHA approval or conventional loan requirements on reserves, insurance and owner occupancy. If your building doesn’t qualify for a loan type, those buyers can’t use it. I check your building’s status before listing so we price and market to the buyers who can actually close.
