Tessera is a gated Beazer Homes neighborhood in west Glendale (85303), between Bethany Home Road and Glendale Avenue around 75th to 79th Avenues, with its entrance off Cavalier Drive. It was built from about 2009 to 2014, which makes it one of the newer gated communities in this part of Glendale.
Homes range from about 1,900 to 3,800 square feet in single-level and two-story plans. A number of lots are oversized, some approaching half an acre, and RV gates and extra garage bays show up often in Tessera listings.
The report on this page is drawn around Tessera itself, so it usually shows only a handful of homes at a time.
Lot size and shape. Lot sizes vary more here than in most production neighborhoods, from standard lots to large pie-shaped and corner lots. A big lot with room for a pool, a workshop or RV parking can move the price considerably, so I compare it with sales of similar lots, not just similar houses.
RV and garage space. RV gates, slabs and three- or four-car garages draw buyers who can’t find that space in most newer neighborhoods. I measure and photograph it.
Plan. Single-level plans and two-story plans appeal to different buyers; I keep their comparisons separate.
Updates since the builder. Most Tessera homes are now 10 to 15 years old. Upgraded flooring, a refreshed kitchen or a new pool sets a home apart from ones that still have original builder finishes.
Tessera is in the Glendale Elementary School District for the lower grades and the Glendale Union High School District for high school. Listings here have named different schools over the years, so I confirm current assignments for each address.
The Westgate Entertainment District and State Farm Stadium are a few minutes west, Loop 101 is a short drive away and Glendale Avenue leads east to downtown Glendale. Event days at the stadium bring extra traffic on the main roads, which buyers sometimes ask about; inside the gate, the streets stay residential.
Tessera buyers are usually comparing it with other gated neighborhoods in the West Valley, and the large lots, RV space and newer construction are what set it apart. I build the listing around those features, with photos and a Zillow 3D Home tour that show the lot as well as the house.

Tessera has single-family homes built from 2009 to 2014 by Beazer Homes, three to five bedrooms, roughly 1,900 to 3,800 square feet. The neighborhood is built out, so every sale is a resale, and with only a few listings at a time, each sale matters for the next price.
Glendale Elementary School District serves Tessera for the lower grades and Glendale Union High School District for high school. Recent listings have named schools such as Discovery School and Desert Garden Elementary, and Glendale High or Independence High; I confirm the current ones for each address.
Inside the gate, Tessera has a community park area and walking paths, and the association takes care of the grounds and street maintenance. Those dues pay for the things buyers notice first: the entry, the landscaping and the condition of the streets.
The Westgate Entertainment District and the outlet mall next to it are a few minutes west, with restaurants, shops and a movie theater, and grocery stores line Glendale Avenue and the nearby avenues.
Loop 101 is a short drive west, with access north to the Arrowhead area and south to I-10. Glendale Avenue and Bethany Home Road run east toward downtown Glendale and central Phoenix.
Tessera is within the City of Glendale.
Service boundaries can change at community edges, so confirm the agencies for a specific address with the City of Glendale. For police reports and statistics, contact the police department directly.
Dignity Health St. Joseph’s Westgate Medical Center on 99th Avenue is the closest hospital, and Banner Thunderbird Medical Center is a drive north. Urgent care clinics are spread along Glendale Avenue and the Westgate area.
The park inside the gate is the everyday spot for a walk. For more space, Glendale’s city parks and sports fields are close, and the trails at Thunderbird Conservation Park are a drive north.
Living near Westgate means games, concerts and events at State Farm Stadium and Desert Diamond Arena throughout the year, and Glendale’s downtown festivals are a short drive east. For out-of-town buyers, that’s part of the location story I tell.
Larger lots mean more landscaping to keep up in the desert heat. Before listing, have the irrigation system checked, trim the trees and refresh the gravel or turf; in the summer months, I schedule showings for the cooler parts of the day.
Tessera’s association covers grounds and street maintenance and sets architectural rules; recent listings show dues of about $130 to $140 a month. RV parking, sheds and exterior changes need approval, so before we market your home as RV-friendly, I check that the gate or slab on your lot was approved.
Employers along Loop 101, the Westgate area and Luke Air Force Base to the west put Tessera within an easy commute for many buyers relocating for work. I make sure the listing explains those drive times for buyers who don’t yet know the West Valley.
Before listing, look up your parcel on the Maricopa County Treasurer’s website for the current tax, and request your association’s resale documents and any transfer fees. Arizona sellers typically pay for the owner’s title policy and their share of escrow. If you have solar, gather the ownership or lease paperwork early.
Tessera is in the City of Glendale, which provides water, sewer, trash and bulk pickup, police and fire service. Permits for pools, workshops and other additions are on file with the city, and buyers increasingly check them.
