Scottsdale Vista Estates is a small neighborhood of single-family homes in north Scottsdale’s Pinnacle Peak area. Homes here date from the mid-1990s onward, with several floor plans in roughly the 2,700 to 3,200 square foot range, and the neighborhood has a homeowners association.
Few homes come up for sale here in a given year, so each listing gets close attention. I price a Scottsdale Vista home against the few recent sales inside the neighborhood and against similar homes nearby, then adjust for lot, view and updates. Before we go live, I request the HOA documents and gather details on the roof, AC, pool and any remodeling permits.
My marketing includes a Zillow 3D Home tour, a dedicated property website, live virtual showings and, when it helps, a Coming Soon period before the first showing.

The market report on this page pulls current listings from ARMLS. With a small number of sales in the neighborhood, I widen the comparison to similar single-family homes in the Pinnacle Peak area and adjust for size, lot and condition. Homes built in the 1990s vary a lot in condition, so updates matter to price.

School assignments for north Scottsdale addresses can fall in different districts, so I confirm the district and schools for your specific address with the district's school locator before we list, and state them correctly in the listing.

Scottsdale Vista Estates is a small neighborhood without a clubhouse; its association maintains the common areas, including walking paths. Pinnacle Peak Park, the McDowell Sonoran Preserve and north Scottsdale's golf courses are a short drive away. In a listing, I focus on the home's own backyard and outdoor living space.

Groceries and restaurants are at shopping centers along Pima Road, Scottsdale Road and Pinnacle Peak Road. Market Street at DC Ranch, Kierland Commons and Scottsdale Quarter are a longer drive south for bigger trips.

Pima Road and Scottsdale Road lead south to Loop 101, which connects to SR-51, I-17 and Loop 202 toward Sky Harbor Airport. The Scottsdale Airpark is a straightforward drive south. I give buyers realistic drive times rather than best-case numbers.

Scottsdale Vista is within the City of Scottsdale. Police: Scottsdale Police Department. Fire and EMS: Scottsdale Fire Department. Nearby emergency room: HonorHealth Scottsdale Shea Medical Center, 9003 E. Shea Blvd., Scottsdale. Service boundaries can change at community edges, so confirm the agencies for a specific address with the City of Scottsdale. For police reports and statistics, contact the police department directly.

HonorHealth Scottsdale Thompson Peak Medical Center on Thompson Peak Parkway is the nearest major hospital, and Mayo Clinic Hospital in north Phoenix is farther south. Urgent care clinics and medical offices are along Pima Road, Scottsdale Road and the Loop 101 corridor.

Pinnacle Peak Park and the McDowell Sonoran Preserve are close by for hiking and mountain biking, and golf courses such as Troon North and Grayhawk are a short drive away. For listing photos, I focus on the backyard, the pool and any mountain views.

North Scottsdale's calendar includes the WM Phoenix Open at TPC Scottsdale and Barrett-Jackson and the Arabian Horse Show at WestWorld. Winter and spring bring the most visitors to Scottsdale, and some of them are shopping for a home, so I keep that in mind when we choose a list date.

North Scottsdale has hot summers, mild winters and monsoon storms in late summer. Buyers and inspectors look at the roof, air conditioning, water heater and drainage, so servicing the AC and pool equipment before listing is a simple, useful step.

Scottsdale Vista Estates has a homeowners association with CC&Rs covering exterior changes. Arizona requires sellers in a planned community to provide association documents to the buyer, and I request them early. If you've made exterior changes, have the approvals ready. A buyer can check a specific address on FEMA's flood maps.

The neighborhood draws buyers who work in north Scottsdale and north Phoenix, including the Scottsdale Airpark and the offices and medical campuses along Loop 101, as well as people who work from home. A home office or flexible bedroom is worth featuring.

Your property tax is listed by parcel on the Maricopa County Treasurer's website. HOA dues and any transfer fees come from the association's disclosure. When we estimate your net, I walk through the usual Arizona seller costs, including the owner's title policy that sellers customarily pay.

Scottsdale Vista Estates is in the City of Scottsdale, with city services and police and fire service from the city. Remodels, pools and additions go through Scottsdale's permit process, and buyers often ask whether past work was permitted, so I suggest gathering permits before we list.
