Sky Crossing is a master-planned community in north Phoenix’s 85050 zip code, near Black Mountain Boulevard and Deer Valley Road, just north of Desert Ridge. Homes were built from about 2018 into the early 2020s by Taylor Morrison, Pulte and other builders, in numbered parcels, including the gated Astarea enclave. A large community center, pools and parks sit at its heart, and Sky Crossing Elementary is inside the community.
Because the homes are newer and built from a limited set of plans, buyers compare them closely by builder, plan and lot. They also compare a resale home with whatever new construction is selling nearby, so pricing has to be precise.
Builder, plan and parcel. Each parcel has its own plans and lot sizes. I compare your home with sales of the same plan or a close match first.
Lot. Larger lots, north-south exposure, homes facing a park and homes with mountain views draw more interest.
Upgrades. Buyers notice builder upgrades and what owners added since: pools, landscaping, window coverings and outdoor kitchens. I document them in the listing.
Location in the community. Being close to the community center or a park is a plus many buyers ask about.
Sky Crossing’s community center, on several acres in the middle of the community, includes a fitness center, meeting and event rooms, a resort-style pool, a spa and splash areas, along with parks and walking paths throughout the neighborhoods. These amenities are a big reason buyers choose Sky Crossing, so I feature them in every listing.
Outside the community, Reach 11 Recreation Area, the Phoenix Sonoran Preserve and the golf courses around Desert Ridge are a short drive away.
Sky Crossing is in the Paradise Valley Unified School District, and Sky Crossing Elementary is inside the community. Buyers should confirm the schools for a specific address with the district.
Desert Ridge Marketplace is a short drive south for shopping, dining and entertainment, and grocery stores are along Tatum Boulevard and Cave Creek Road. Loop 101 and SR-51 are close by for trips across the Valley.
With so many similar homes nearby, a Sky Crossing listing has to show exactly what sets yours apart: the plan, the lot and the upgrades. I price against recent sales of the same or similar plans, request the master and any sub-association documents early, and confirm what’s left of the builder warranty if the home is recent enough.
My marketing includes a Zillow 3D Home tour, a dedicated property website, live virtual showings and, when it helps, a Coming Soon period before the first showing.

The market report on this page shows current Sky Crossing listings from ARMLS. Because the homes are newer and plan-based, I build your price from recent sales of the same or similar plans in the community, adjusted for lot, upgrades and condition.
Sky Crossing is served by the Paradise Valley Unified School District, with an elementary school inside the community. I point buyers to the district’s school locator to confirm assignments for a specific address.
The association maintains the community center, pools, parks, paths and landscaped common areas, and the Astarea enclave has its own gate and sub-association. Buyers weigh these amenities against the HOA dues, so I show them clearly in the listing photos and description.
Desert Ridge Marketplace, with stores, restaurants and a movie theater, is a short drive south, and grocery stores are along Tatum Boulevard and Cave Creek Road. Kierland Commons and Scottsdale Quarter are a little farther southeast.
Loop 101 is a short drive south and connects to SR-51 for central Phoenix, I-17 to the west and Scottsdale to the east. Black Mountain Boulevard and Tatum Boulevard handle local trips. I describe realistic commute times in the listing.
Sky Crossing is within the City of Phoenix.
Service boundaries can change at community edges, so confirm the agencies for a specific address with the City of Phoenix. For police reports and statistics, contact the police department directly.
Mayo Clinic Hospital on Mayo Boulevard is a short drive south, and HonorHealth hospitals in north Phoenix and Scottsdale are within reach. Urgent care clinics are along Tatum Boulevard and Cave Creek Road.
Paths and parks run through Sky Crossing, and Reach 11 Recreation Area and the Phoenix Sonoran Preserve are close by for longer walks, rides and hikes. For listing photos, I show the backyard, any pool and the view, plus how close the home is to the community center.
The community center hosts classes and events for residents through the year, and Desert Ridge Marketplace adds more. Winter and spring bring the most visitors to Phoenix, and I factor that into when we list.
Phoenix summers are hot and winters mild, with monsoon storms in late summer. Even in newer homes, buyers and inspectors look at the air conditioning, water heater, pool equipment and drainage around the lot. Servicing the AC before listing is one of the simplest steps you can take.
Sky Crossing has a master association with CC&Rs covering architectural changes, landscaping, paint and rentals, and the gated Astarea enclave adds a sub-association. Arizona requires sellers in a planned community to provide association documents to the buyer, and I request them early. If you’ve added a pool, patio cover or other exterior change, have the HOA approval and City of Phoenix permits ready.
Mayo Clinic, the offices along Loop 101 and in Desert Ridge, and the north Scottsdale and I-17 employment areas draw buyers to Sky Crossing, along with people who work from home. A home office or loft is worth featuring.
Your property tax is listed by parcel on the Maricopa County Treasurer’s website. Master and any sub-association dues and transfer fees come from the associations’ disclosures. When we estimate your net, I walk through the usual Arizona seller costs, including the owner’s title policy that sellers customarily pay.
Sky Crossing is in the City of Phoenix, which provides water, trash, streets and parks, with police and fire service from the city. Remodels, pools and additions go through the City of Phoenix permit process, and buyers often ask whether past work was permitted. Gathering those permits before we list saves time during escrow.
