Aloravita Homes for Sale: What Sellers Should Know

Aloravita is a master plan of more than 1,200 acres in north Peoria, zoned for nearly 4,000 single-family homes, in the area around 75th Avenue and Jomax Road. Shea Homes opened some of the first neighborhoods around 2018, and builders including Pulte, Taylor Morrison, D.R. Horton, Lennar and Ashton Woods have sold homes here since. The last state-land parcel inside Aloravita closed in 2026, with model homes there not expected until late 2027. In practice, a resale seller in Aloravita will be competing with builders for years.

Pricing Against Builders

Buyers who look at your home have often just toured a model. I check current builder base prices, quick move-in inventory and incentives such as closing-cost credits or rate buydowns, then set your price so the comparison favors you: landscaping done, window coverings in, upgrades already paid for, and a move-in date that doesn’t depend on a construction schedule. When a builder’s incentive is generous, a seller credit on a resale can sometimes compete better than a price cut, and I’ll show you the numbers on both.

What Separates Aloravita Resales

Within Aloravita, plan size and builder, lot position (backing to open space or a path versus another house), an RV garage or gate, and finish level drive the gap between listings. Homes with mountain views get noticed. I compare against sales from the same builder and plan series wherever possible.

Parks, Paths and Open Space

Aloravita has HOA-maintained parks and walking paths, and plans include a large central park to be built by the City of Peoria. Builder marketing points to nearby preserves and trail access. For a resale, I describe what’s open now and note what’s planned separately, so a buyer isn’t surprised later.

Close to Lake Pleasant and the Preserves

Lake Pleasant Regional Park is a reasonable drive north, and preserve trails ring north Peoria. RV garages have been offered on several Aloravita plans, and buyers with boats or campers search for them, so that feature goes near the top of the listing.

Schools for Aloravita Addresses

Builder materials place Aloravita in the Peoria Unified School District, and the development plan includes a future school site. Assignments in a growing area can change, so I confirm current schools for your address with the district.

Shopping and Services

The Lake Pleasant Parkway and Happy Valley Road corridor is the main shopping area nearby, with groceries, big-box stores and restaurants. Loop 101 retail in Glendale and Peoria is a longer drive.

Getting Around

Happy Valley Road, Jomax Road and Lake Pleasant Parkway carry local trips, and Loop 101, Loop 303 and I-17 provide freeway access. Commute times vary by route and hour.

Selling Your Aloravita Home

Start by pulling together your builder paperwork: the upgrade list from your purchase, warranty details and any service records. Then we compare your home with current builder offerings and recent Aloravita resales and agree on a price. My launch plan includes professional photos, a Zillow 3D Home tour, a property website for the address and live virtual showings for buyers relocating from elsewhere; a Coming Soon period can help when builder traffic is heavy.

If you’d like a starting number, request a home value review, or read my seller guides on the listing agreement, disclosures and preparing a home for market.
