Moon Valley is an established north-central Phoenix neighborhood built around the private Moon Valley Country Club, with the Phoenix Mountains Preserve close by. Building began in the late 1950s and 1960s, and the neighborhood grew into a collection of subdivisions with ranch homes, golf-course homes, hillside custom homes and the guard-gated Coral Gables Estates.
With homes of different ages and settings, I price a Moon Valley home by its subdivision, its lot and its condition. A remodeled golf-course home and an original ranch home a few streets away are very different sales.
Golf and view. Homes on the course, or with mountain and city-light views, draw the most interest.
Lot. Larger lots, mature trees and lots near the preserve stand out.
Updates. Many homes date from the 1960s and 1970s. Remodeled kitchens and baths and newer roofs, windows and AC make a large difference.
Mid-century character. Well-kept or thoughtfully updated mid-century homes have a dedicated buyer pool, and I market to it.
Moon Valley Country Club is private, with golf, tennis, fitness and dining for members; membership is separate from owning a home. Moon Valley Park on Coral Gables Drive is a city park with courts and open space, and the Phoenix Mountains Preserve, including Lookout Mountain, Shaw Butte and North Mountain, is close by for hiking.
Moon Valley is in the Washington Elementary School District and the Glendale Union High School District. Buyers should confirm the schools for a specific address with each district.
Groceries and errands are along Thunderbird Road, 7th Street and 7th Avenue, and I-17 and SR-51 are each a short drive away for trips downtown, to Deer Valley and to Loop 101.
Moon Valley buyers often know the neighborhood well, so the listing has to be precise: the subdivision, the setting, the updates and any HOA. I price against recent sales of similar homes nearby, gather permits for past additions and remodels, and request HOA documents if your subdivision has an association.
My marketing includes a Zillow 3D Home tour, a dedicated property website, live virtual showings and, when it helps, a Coming Soon period before the first showing.

The market report on this page shows current Moon Valley listings from ARMLS. With original ranch homes, remodels, golf-course homes and custom homes, I build your price from recent sales of similar homes in your part of Moon Valley.
Moon Valley is served by the Washington Elementary School District and the Glendale Union High School District. I point buyers to each district’s school locator to confirm a specific address.
Most of Moon Valley has no shared amenities; the country club is private, and the parks and preserve are public. A few subdivisions, such as Coral Gables Estates, have an association with a gate or courts. In a listing, I spell out what comes with your home.
Grocery stores, pharmacies and restaurants are along Thunderbird Road and 7th Street, and larger shopping is a drive away along I-17 and at Desert Ridge Marketplace. I note the nearest options in the listing.
I-17 is a short drive west and SR-51 a short drive east, both leading to downtown Phoenix, and Loop 101 is a few miles north. Sky Harbor Airport is reachable by either freeway. The central location is a selling point I lead with.
Moon Valley is within the City of Phoenix.
Service boundaries can change at community edges, so confirm the agencies for a specific address with the City of Phoenix. For police reports and statistics, contact the police department directly.
HonorHealth John C. Lincoln Medical Center on Dunlap Avenue is the closest major hospital, with HonorHealth Deer Valley Medical Center to the north. Urgent care clinics are along Thunderbird Road and Bell Road.
The Phoenix Mountains Preserve is close to much of Moon Valley, with trails on Lookout Mountain, Shaw Butte and North Mountain near home. For homes near a trail or with a mountain view, I make sure the listing and photos show it.
The Moon Valley Neighborhood Association, a voluntary group rather than an HOA, organizes neighborhood events, and the country club has its own calendar for members. Winter and spring bring the most visitors to Phoenix, and I factor that into when we list.
Phoenix summers are hot and winters mild, with monsoon storms in late summer. In homes from the 1960s and 1970s, buyers and inspectors look closely at roofs, plumbing, electrical panels and air conditioning. Servicing the AC before listing is one of the simplest steps you can take.
Much of Moon Valley has no mandatory HOA, though some subdivisions, including Coral Gables Estates, have their own association with CC&Rs, and others have recorded deed restrictions. I check which applies to your home early. If there’s an association, I request its documents, since Arizona requires sellers in a planned community to provide them.
The I-17 corridor, including the Deer Valley and Norterra employment areas, downtown Phoenix and the SR-51 corridor all draw buyers to Moon Valley, along with people who work from home. A home office is worth featuring.
Your property tax is listed by parcel on the Maricopa County Treasurer’s website. If your subdivision has an HOA, dues and any transfer fees come from the association’s disclosure. When we estimate your net, I walk through the usual Arizona seller costs, including the owner’s title policy that sellers customarily pay.
Moon Valley is in the City of Phoenix, which provides water, trash, streets and parks, with police and fire service from the city. Remodels, pools and additions go through the City of Phoenix permit process, and buyers often ask whether past work was permitted. Gathering those permits before we list saves time during escrow.
