85014 Real Estate Guide

Central Phoenix Neighborhoods Around the Phoenix Country Club

Zip code 85014 covers a section of central Phoenix running roughly from 7th Street east to 16th Street, and from Glendale Avenue south to Thomas Road. Inside those boundaries are some of the city’s most established neighborhoods — Marlen Grove, Ocotillo Estates, East Orangewood, and others — along with the Phoenix Country Club, condominium options like the Artisan Lofts, and the shopping and dining corridors along 7th Street and 16th Street. I’m Carl Chapman, a REALTOR® with West USA Realty, and I’ve spent more than 20 years working with buyers and sellers across Phoenix. Here’s my overview of what 85014 offers, and how I can help if you’re thinking about buying or selling in the area.

The Phoenix Country Club District

The Phoenix Country Club has anchored this part of central Phoenix since 1899, and its golf course — laid out by course architect Harry Collis — is the reason the surrounding streets developed the way they did. Mature trees, green fairways, and homes built across nearly a century give the club district a settled character that newer parts of the Valley can't replicate. The neighborhoods around the club include some of the city's earliest custom homes alongside residences that have been carefully updated over the decades. If you'd like to see what's currently available near the club, I can set up a focused MLS search and send you new listings as they hit the market.

Neighborhoods and Architecture in 85014

Marlen Grove is one of Phoenix's best-known mid-century modern neighborhoods, with homes designed by architect Ralph Haver. Clean rooflines, expansive glass, and a straightforward relationship to the desert setting define the style, and if a Haver home is specifically what you're after, I can build you a search limited to them. Ocotillo Manor and Ocotillo Estates feature custom homes on generously sized lots, many in Mediterranean and contemporary styles, with mature landscaping that sets the tone on both streets. East Orangewood and Bethany Estates are known for ranch-style homes, and many here have been renovated in ways that keep the original character while updating kitchens, baths, and systems. Between these neighborhoods, 85014 offers an unusually wide range of architectural styles for a single central-Phoenix zip code.

Condominium Living and Local Shopping

The Artisan Lofts condominiums add a different housing option to 85014: contemporary residences with a lock-and-leave setup for anyone who wants less upkeep than a single-family home on a large lot. Nearby, the area around Bethany East Shopping Center has grown into a convenient stop for shopping, dining, and everyday services. The 7th Street and 16th Street corridors also put some of central Phoenix's most popular local restaurants within a short drive of any address in the zip code.

Location and Getting Around

85014 sits between two of Phoenix's main north–south corridors, with 7th Street on its western edge and 16th Street on its eastern edge. State Route 51 is minutes away, connecting the area to Loop 101 to the north and Interstate 10 to the south, and the midtown office corridor along Central Avenue is just west of the zip code. Downtown Phoenix, the Phoenix Art Museum, and Sky Harbor International Airport are all a short drive. For orientation, useful landmarks include the Phoenix Country Club at 7th Street and Thomas Road and Bethany East Shopping Center near the zip code's northern edge.

The 85014 Housing Market

Most of 85014 was built out decades ago, so available inventory at any given time tends to be limited — homes come to market one at a time rather than in phases from a builder. Historic districts and architectural guidelines in parts of the zip code also shape what renovation and new construction can look like, which keeps the established streetscapes intact. Rather than generalize about where the market is headed, I'd rather show you actual numbers: I can pull current comparables, recent sales, and the latest 85014 market data directly from the MLS. The Listings, Open Home Report, and Market Report links below are updated regularly, and I'm glad to walk through any of them with you.

More Communities Within 85014

D'Valencia and Los Blancos show off Spanish Colonial and Mediterranean architectural influences, with detailing and landscaping that have held up well over the years. Mission Palms and Seis Palmas are smaller communities of custom homes, many built around private courtyards and outdoor living spaces designed for Phoenix's climate. Each of these pockets has its own character, and part of my job is helping you sort out which one actually fits how you want to live — something photos alone rarely settle. I'm happy to line up showings across several of them in a single trip.

Neighborhood Associations and Local Life

Several 85014 neighborhoods have active associations that organize events and beautification projects through the year — Cherry Lynn and Idylwilde Park are two examples. The zip code also sits close to central Phoenix's cultural institutions: the Phoenix Art Museum and the Heard Museum are a short drive down Central Avenue, and the restaurant corridor along 16th Street is one of the city's best known. It's a part of Phoenix where you can be minutes from downtown while living on a quiet residential street.

New Construction and What's Next in 85014

Infill projects continue in and around 85014, adding new residences and small commercial spaces within the existing street grid. In the historic districts, design guidelines shape how those projects fit alongside older homes, so change here tends to be gradual rather than wholesale — one reason the area looks the way it does after more than a century of development.
