Fireside at Norterra Homes for Sale: What Sellers Should Know

Fireside at Norterra is a master-planned community in north Phoenix’s 85085 zip code, east of I-17 near Happy Valley and Jomax roads, with the Phoenix Sonoran Preserve along its edge. Del Webb started it in the early 2000s and Pulte and other builders continued it in phases, so the community includes townhomes, smaller single-family homes and larger single-family homes, some in gated parcels. Its community center is one of the largest amenity packages in north Phoenix.

Because Fireside was built in phases with many plans, I price your home against recent sales of the same or similar plan in the same part of the community, then adjust for the lot and upgrades.

What Drives Value in Fireside

Plan and parcel. Townhomes, single-level homes and larger two-story homes appeal to different buyers.

Lot and view. Homes backing to open space or the preserve, and homes with mountain views, draw more interest.

Gated parcels. Some sections are gated, which adds appeal and sometimes another set of dues.

Updates. Homes from the 2000s are often due for AC, water heater or roof underlayment work. Updated systems and remodeled kitchens make a clear difference.

The Fireside Community Center and the Preserve

Fireside’s community center includes a fitness center, pools and a spa, tennis and other courts, event spaces and an indoor climbing wall, along with parks and paths through the neighborhoods. The Phoenix Sonoran Preserve’s trails are close by. These amenities are a big reason buyers choose Fireside, so I feature them in every listing.

Selling Your Fireside at Norterra Home

Fireside buyers compare plan to plan and parcel to parcel, and they often compare with newer homes in Union Park and other communities nearby. I price against recent sales of the same plan in your part of Fireside, request the master and any sub-association documents early, and make sure the listing shows the community center and what your home adds beyond the base plan.

My marketing includes a Zillow 3D Home tour, a dedicated property website, live virtual showings and, when it helps, a Coming Soon period before the first showing.

Your property tax is listed by parcel on the Maricopa County Treasurer’s website. Master association dues, any gated-parcel or sub-association dues and transfer fees come from the associations’ disclosures. When we estimate your net, I walk through the usual Arizona seller costs, including the owner’s title policy that sellers customarily pay.
