Paradise Ridge is a gated D.R. Horton community in north Phoenix’s 85054 zip code, just off Loop 101 near 64th Street. The homes were built around 2018 and 2019 in a set of single-level and two-story plans, so the neighborhood is newer than most of what surrounds it, and it sits a few minutes from Mayo Clinic, Kierland and Desert Ridge.
Because the homes share a builder, an age and a set of plans, buyers compare them closely. Pricing comes down to the plan, the lot and what’s been added since the home was built.
Plan. Single-level homes and larger two-story plans attract different buyers. I compare your home with recent sales of the same plan first.
Lot. Lots that side or back to the greenbelt, corner lots and larger lots stand out.
Additions since construction. Pools, outdoor kitchens, upgraded flooring, window coverings and landscaping set one home apart from another, and I document them in the listing.
Location. Quick freeway access and nearby shopping and medical care are a big part of the appeal.
Inside the gate, owners share a community pool and heated spa, open green space and walking paths. Outside it, the Wildfire golf courses at the JW Marriott, the courses around Kierland and Grayhawk, and the trails of the Phoenix Sonoran Preserve and the McDowell Sonoran Preserve are all a short drive away.
Paradise Ridge is in the Paradise Valley Unified School District. Buyers should confirm the schools for a specific address with the district.
Kierland Commons, Scottsdale Quarter and Desert Ridge Marketplace are all a short drive away, and grocery stores are along Scottsdale Road and Tatum Boulevard. Loop 101 is right next to the community, connecting to SR-51, Scottsdale and the rest of the Valley.
A Paradise Ridge listing has to make it clear what your home offers beyond the base plan: the lot, the pool and outdoor living, and the upgrades inside. I price against recent sales of the same plan, request the HOA documents early, and confirm what remains of any builder warranty.
My marketing includes a Zillow 3D Home tour, a dedicated property website, live virtual showings and, when it helps, a Coming Soon period before the first showing.

The market report on this page shows current Paradise Ridge listings from ARMLS. Because the community is small, newer and plan-based, I build your price from recent sales of the same or similar plans inside the gate, adjusted for lot and upgrades.
Paradise Ridge is served by the Paradise Valley Unified School District. I point buyers to the district’s school locator to confirm assignments for a specific address.
The association maintains the gate, the community pool and spa, green space, paths and common landscaping. Buyers weigh those against the HOA dues, so I show them clearly in the listing photos and description.
Kierland Commons and Scottsdale Quarter are a short drive south, and Desert Ridge Marketplace is just west along Loop 101. Grocery stores and restaurants line Scottsdale Road and Tatum Boulevard. That convenience is one of the first things I mention in a Paradise Ridge listing.
Loop 101 runs right next to the community, with access near 64th Street, and Scottsdale Road is a short drive east. SR-51 connects to central Phoenix, and Sky Harbor Airport is reachable by Loop 101 and SR-51 or Loop 202. Freeway access is a strong selling point here.
Paradise Ridge is within the City of Phoenix.
Service boundaries can change at community edges, so confirm the agencies for a specific address with the City of Phoenix. For police reports and statistics, contact the police department directly.
Mayo Clinic Hospital in Desert Ridge is a short drive away, along with HonorHealth hospitals in north Scottsdale. Urgent care clinics are along Scottsdale Road and Tatum Boulevard.
The community’s green space and paths give owners everyday room to walk, and the Phoenix Sonoran Preserve and McDowell Sonoran Preserve are a drive away for longer hikes. For listing photos, I focus on the backyard, any pool and the outdoor living space.
Community life centers on the pool and green space inside the gate, and nearby Desert Ridge Marketplace and Kierland Commons host events through the year. Winter and spring bring the most visitors to Phoenix, and I factor that into when we list.
Phoenix summers are hot and winters mild, with monsoon storms in late summer. In newer homes, buyers and inspectors still look at the air conditioning, water heater, pool equipment and drainage, and some lots have flood zone notes worth checking on FEMA’s maps. Servicing the AC before listing is one of the simplest steps you can take.
Paradise Ridge has a homeowners association with CC&Rs and architectural guidelines for exterior changes, landscaping and paint. Arizona requires sellers in a planned community to provide association documents to the buyer, and I request them early. If you’ve added a pool, patio cover or other exterior change, have the HOA approval and City of Phoenix permits ready.
Paradise Ridge sits near several employment areas: Mayo Clinic and the Desert Ridge offices along Loop 101, the Scottsdale Airpark and Kierland, and the north Phoenix corridors. People who work from home look here too, so a home office or loft is worth featuring.
Your property tax is listed by parcel on the Maricopa County Treasurer’s website. HOA dues, which cover the gate, pool and common areas, and any transfer fees come from the association’s disclosure. When we estimate your net, I walk through the usual Arizona seller costs, including the owner’s title policy that sellers customarily pay.
Paradise Ridge is in the City of Phoenix, which provides water, trash, streets and parks, with police and fire service from the city. Remodels, pools and additions go through the City of Phoenix permit process, and buyers often ask whether past work was permitted. Gathering those permits before we list saves time during escrow.
