Carl Chapman (“I,” “me,” or “my”) operates the website carlchapmanrealtor.com (the “Site”). I am a REALTOR® and Associate Broker with West USA Realty. This Privacy Policy explains what information I collect through the Site, how I use it, who I share it with, and the choices you have. By using the Site, you agree to the practices described here.
Information I Collect
Information you give me directly. When you fill out a contact or lead form, request a home valuation, inquire about a property, or sign up for my email newsletter, I collect the information you provide — typically your name, email address, phone number, and any message or property details you share (for a valuation request, that includes the property address).
Property search activity. The Site includes an IDX/MLS property search tool. When you search listings, save favorites, or create a Property Organizer account through this tool, the IDX provider and the associated multiple listing service may collect your search criteria, saved properties, and contact details. That information is governed both by this policy and by the privacy practices of the IDX provider and the MLS.
Information collected automatically. When you visit the Site, I and my analytics and advertising partners automatically collect certain information through cookies and similar technologies, including your IP address, browser type, device information, pages viewed, and how you arrived at and navigate the Site.
Cookies and Tracking Technologies
I use cookies and similar technologies to operate the Site, remember your preferences, analyze traffic, and support advertising. The Site uses:
Google Analytics — to understand how visitors use the Site. Google may set cookies and process usage data on my behalf. You can learn more in Google’s privacy policy and opt out using the Google Analytics Opt-out Browser Add-on.
Meta (Facebook) Pixel — to measure ad performance and show you relevant ads on Meta platforms. Meta may collect information about your visit for these purposes.
Embedded Google Maps — some pages, including my contact page, embed an interactive Google map. When a page with an embedded map loads, Google may set cookies and collect information such as your IP address under Google’s own privacy policy.
I use a consent management tool to obtain and record your cookie preferences. You can accept, reject, or adjust non-essential cookies through the cookie banner on the Site at any time.
Calls and Text Messages
If you provide your phone number, I may call or text you about your inquiry, a showing, a valuation, or listings you asked about. Providing a phone number is never a condition of buying or selling a home. You can opt out of text messages at any time by replying STOP, and you can ask me to stop calling at any time. Message and data rates may apply.
How I Use Your Information
I use the information I collect to respond to your inquiries and provide real estate services; to send you listings, market updates, and newsletter emails you have requested; to operate, maintain, and improve the Site and its property search tools; to measure and improve my marketing and advertising; and to comply with legal obligations and West USA Realty brokerage requirements.
How I Share Your Information
I do not sell your personal information for money. I may share it with:
West USA Realty, my brokerage, as required to provide real estate services;
Service providers who help me run the Site, including the IDX provider, my email/CRM platform, the hosting provider, and analytics and advertising partners (Google and Meta);
The applicable MLS, when you use the property search tool; and
Legal and regulatory authorities, when required by law or to protect my rights.
Your Choices
Email. You can unsubscribe from marketing emails at any time using the link in any message.
Texts and calls. Reply STOP to any text to opt out, or tell me you’d prefer not to receive calls.
Cookies. You can manage non-essential cookies through the cookie banner or your browser settings.
Advertising. You can adjust ad preferences through Google’s and Meta’s ad settings.
Arizona Residents
Arizona does not currently have a comprehensive consumer data privacy statute comparable to California’s. I honor the practices described in this policy for all visitors. If you have questions or requests regarding your personal information, contact me using the details below and I will respond in accordance with applicable law.
Children’s Privacy
The Site is not directed to children under 13, and I do not knowingly collect personal information from children under 13.
Third-Party Links
The Site may link to third-party websites, including listing and brokerage sites. I am not responsible for the privacy practices of those sites, and I encourage you to review their policies.
Changes to This Policy
I may update this Privacy Policy from time to time. I will post the revised version on this page and update the Effective Date above.
