Deer Valley Village is the City of Phoenix urban village along I-17 in north Phoenix, stretching roughly from the Bell Road and Union Hills area north into the Happy Valley and Jomax corridor. It holds homes from nearly every era: 1970s and 1980s ranch homes in the older southern neighborhoods, 1990s and 2000s master-planned communities like Stetson Hills and Stetson Valley, and newer homes around Norterra.
Because the village is so large, I price your home against recent sales in your own subdivision and of a similar age and plan, not against a village-wide average. A 1980s ranch near Bell Road and a 2010s home near Happy Valley Road compete for different buyers.
Neighborhood and age. Master-planned communities with amenities and newer homes sit higher in the range; older neighborhoods often offer bigger lots and no HOA.
Lot and view. Homes near the Deem Hills or with mountain views draw more interest.
Updates. In older homes, a newer roof, AC system, windows and kitchen make a clear difference.
Location details. Distance to I-17 and Loop 101, and to the Deer Valley Airport flight paths, are things buyers ask about.
The market report on this page shows current Deer Valley listings from ARMLS. To set your price, I separate sales by era and community: older homes near Bell Road and Union Hills, master-planned homes in Stetson Hills, Stetson Valley and similar communities, and newer homes near Norterra each follow their own trend. I weigh the most recent comparable sales most heavily and adjust for lot, pool, condition and updates.
Newer communities in the area compete with builder sales, so for a recently built home I also check what builders are offering nearby. For older homes, I look at permits for past additions or conversions so an appraisal or inspection doesn’t surprise us.
Adobe Dam Regional Park, run by Maricopa County, sits in the village with a public golf course and other recreation, and the City of Phoenix’s Deem Hills Recreation Area and Cave Buttes area add desert trails. Many communities have their own parks and paths. In a listing, I note what’s closest to your home.
I-17 runs through the village and Loop 101 crosses it, so most homes are a short drive from a freeway. Downtown Phoenix, the I-17 employment corridor and the West Valley are all reachable, and I give buyers realistic times from your address.
Phoenix Deer Valley Airport, a general aviation airport off Deer Valley Road, is a feature some buyers ask about. If your home is near it or under a common flight path, I make sure that’s handled in your disclosures so it doesn’t come up as a surprise later.
Buyers in north Phoenix compare resale homes with new construction and with each other, so accurate pricing from the first day matters more than ever. A well-prepared home, strong photography and clear information about the HOA, schools and updates help your listing stand out.
My marketing includes a Zillow 3D Home tour, a dedicated property website, live virtual showings and, when it helps, a Coming Soon period before the first showing.

Deer Valley Village is a City of Phoenix urban village in north Phoenix along I-17, running roughly from the Bell Road and Union Hills area north toward the Happy Valley and Jomax corridor. It’s a planning area of the City of Phoenix, not a separate town.
No. The Deer Valley Unified School District shares the name but is a separate school district that serves much of north Phoenix, Glendale, Peoria and the Anthem area. Not every home in Deer Valley Village is in that district, so buyers should confirm the schools for a specific address.
Price depends mostly on the neighborhood, the age of the home, the lot and the updates. I build your price from recent sales in your subdivision and of a similar plan, adjusted for pool, condition and view. The market report on this page shows current listings from ARMLS.
School assignments vary by address across the village, with more than one district serving it. Buyers should confirm the schools for a specific address with each district, and I point them to the district school locators.
Phoenix Deer Valley Airport is a busy general aviation airport off Deer Valley Road. Homes nearby may hear aircraft, and some buyers ask about flight paths. If your home is close to the airport or under a regular route, I make sure it’s addressed in your disclosures so it doesn’t become an issue during escrow.
Buyers can often choose between your home and a new build with builder incentives. A resale home’s advantages are a finished yard, window coverings, upgrades already in place, an established neighborhood and a firm move-in date. I price with current builder offers in mind and make those advantages clear in the listing.
