Tuscany Hills is a small gated enclave of custom homes on the hillside north of Pinnacle Peak Road, around 61st to 65th Avenues near Alameda Road, just above Thunderbird Conservation Park. The homes have Glendale (85310) mailing addresses, but recent listings place the enclave inside the City of Phoenix.
Homes sit on lots from about half an acre to more than an acre, many with city-light and mountain views, and some back to preserve land. They were built at different times, from the 1990s to new custom construction today, and a few homesites have been sold as lots for custom builds.
The report on this page covers a slightly wider stretch of the hillside along Alameda Road, so it can include homes in neighboring gated enclaves as well.
No two homes in Tuscany Hills are alike, and sales are infrequent, so there’s never a neat set of comparable sales. I build the price from the few sales inside the enclave, then from custom hillside homes nearby, and adjust for the things that set yours apart.
View and orientation. An unobstructed city-light or mountain view, and a backyard that faces it, is usually the biggest single factor.
Lot and privacy. Acreage, a preserve boundary behind the home and distance from neighbors all matter to buyers at this level.
Construction and age. Custom homes vary widely in materials and systems. Plans, builder information and records of major work help an appraiser credit what the house really is, which protects the price when the buyer’s lender orders an appraisal.
Because the mailing address says Glendale but listings place Tuscany Hills in the City of Phoenix, I confirm the jurisdiction for each address. It determines which city handles police, fire, water and the permits for past work.
Homes in this part of 85310 are generally in the Deer Valley Unified School District; I check the assigned schools for each listing. Loop 101 and the Arrowhead area are a short drive south, and Happy Valley Road leads east to I-17.
Buyers for a custom hillside home are few, and many are relocating from out of state. I reach them with a Zillow 3D Home tour, a dedicated property website and live virtual showings, and I schedule in-person showings with qualified buyers so your privacy is respected.

Tuscany Hills is a luxury custom-home enclave, with homes on hillside lots from about half an acre to more than an acre, plus a few vacant homesites. Sales are infrequent and prices vary widely with the view, the lot and the construction, so each sale needs its own analysis.
The community’s main amenity is its setting: the gate, the hillside and the open desert around it, rather than shared facilities like a clubhouse. Thunderbird Conservation Park is right below the hill.
Arrowhead Towne Center and the shops along Bell Road are a short drive south, and grocery stores and restaurants line the Happy Valley Road corridor to the east.
Loop 101 is reached to the south by way of 67th or 59th Avenue, and Happy Valley Road runs east to I-17. The drive to north Phoenix business areas is straightforward; buyers commuting to central Phoenix should test it at rush hour.
Abrazo Arrowhead Campus and Banner Thunderbird Medical Center are to the south, and HonorHealth Deer Valley Medical Center is a drive east toward I-17.
Thunderbird Conservation Park’s trails start just below the hill, Deem Hills Recreation Area is a short drive east, and Lake Pleasant is north for a day on the water. Many buyers at this level want that outdoor access as much as the house.
With so few homes, Tuscany Hills has no event calendar to speak of; privacy is part of the appeal. Community matters run through the association.
Hillside homes have their own weather questions. Buyers notice how outdoor living areas handle afternoon sun, and summer monsoon storms test hillside drainage and retaining walls. Before listing, I suggest checking drainage, walls and the condition of any pool or spa equipment.
Tuscany Hills has a homeowners association with CC&Rs that govern architecture and the shared gate and roads; recent listings have shown modest dues. Hillside lots can also carry city hillside building rules. I request the association’s documents early and check that past improvements had the required approvals.
Buyers at this price often run their own businesses, work remotely or relocate for leadership roles at employers in north Phoenix, along I-17 and in the Loop 101 corridor. I market to them through relocation channels and luxury-property networks as well as the main home-search sites.
Luxury sales often involve cash buyers or jumbo loans, and appraisals can lag behind contract prices for one-of-a-kind homes. I document the home’s features thoroughly for the appraiser and verify buyers’ proof of funds before showings. Look up your parcel on the Maricopa County Treasurer’s website for the current tax, and talk with your tax advisor about any gain before you list.
Recent listings describe Tuscany Hills as inside the City of Phoenix even though the mailing address is Glendale. Where that’s the case, Phoenix provides police, fire, water and permits. Because a city line runs nearby, I confirm the jurisdiction for each address with county records before listing.
